Scaling the Execution of Energy Programs

We have taken a systematic approach to executing energy programs at scale across our real estate portfolio. In 2024, we launched the Link Logistics Sustainability Case Study Series to highlight how this strategy translates into action, delivering both efficiency and financial value to our industrial real estate customers. Spotlight on Energy Solutions

Robust energy management shouldn't be a distraction from running a business. Yet for many industrial real estate customers, it is. Sorting through utility billing, navigating complex rate structures, recouping security deposits and staying on top of benchmarking requirements consume time and resources that companies would rather direct elsewhere. We built Energy Solutions to change that for warehouse users.

Launched in December 2023, Energy Solutions has grown steadily and in 2025 continued to scale across our managed portfolio. The program transfers utility account management to Link Logistics, providing customers with access to a dedicated team that understands the billing logic and rate structures of roughly 600 utilities nationwide. That expertise translates directly into cost avoidance as customers benefit from billing error recoveries, security deposit recovery and power hedging. New customers can enroll before move-in; existing customers can join at any time through the Link+ platform, where energy and utility data are tracked in a single dashboard alongside the rest of their property management activity.

The value extends beyond utility management. Energy Solutions serves as the foundation for deeper operational partnerships with customers, facilitating LED retrofits, renewable energy products, ENERGY STAR certifications, compliance with local benchmarking and performance requirements, and strategic power procurement. By combining data-driven insights with portfolio-wide scale, the program continues to create efficiencies that benefit customers and the firm alike.

Power Procurement

Managing power market risk is another key component of Energy Solutions. Customers can benefit from Link Logistics' scale through our power hedging program, which seeks to create energy rate stability and insulate customers from increasingly unpredictable electricity markets. In 2024, we generated $2.2 million in cost avoidance across more than 15 retail power markets, 400 properties and 950 accounts by leveraging our power market expertis Hedging against power price volatility is a well-established best practice for properties such as data centers and office buildings, which have high power demand. Traditionally, operators of lower-energy-density assets—logistics real estate, for example—have lacked the ability to aggregate power demand across multiple properties. This results in fragmented purchasing, with thousands of individual contracts limiting cost-saving opportunities. (Under this traditional operating model, a portfolio of Link Logistics' scale would require more than 3,000 separate contracts. ink Logistics has restructured this approach. Instead of negotiating separate agreements at the asset level, the firm has consolidated retail energy contracting under a single master services agreement. This structure enables our firm to leverage its scale across deregulated energy markets, providing customers with budget stability and access to more favorable energy rates. By fixing exposure to market volatility, the program helps lower long-term operating costs, reinforcing our commitment to both efficiency 
and resilience.

Sustainable Development for the Long Term

Sustainable industrial real estate development is a strategic priority for us, as it supports long-term value for our business, customers and the broader market. We work to ensure that all new Link Logistics warehouse development projects attain LEED certification, incorporating high-performance building standards that drive energy efficiency, reduce emissions and enhance operational resilience.

In 2025, we continued that momentum, delivering 14 MSF across 49 high-efficiency warehouses to the market. Since launching our LEED certification program in 2022, we have delivered a total of 69 LEED-certified spaces, registered an additional six properties with the U.S. Green Building Council, and have 10 more in the development pipeline.
