An established Link Logistics customer in California’s Inland Empire North needed more space to accommodate their growing business operations and valued their existing location and relationship with Link. Committed to retaining customers, Link Logistics teams put into action a two-phase expansion that added 200,200 square feet to the customer’s existing building and expanded trailer parking, resulting in a 10-year lease extension.
The customer, who has a significant manufacturing presence in the Inland Empire North, was outgrowing their 450,519 square foot building in Victorville’s Foxborough Industrial Park. Their desire to stay was driven by the park’s strategic position in one of Southern California’s most important manufacturing and logistics hubs. The customer’s lease included provisions for potential expansion—and when that potential morphed into an “operations-critical” reality, Link Logistics teams responded with an open-book approach to understanding what it would take to tailor the expansion to the customer’s specifications. This included working with the City of Victorville to create processes for each expansion phase. Link delivered the 200,200 square foot building expansion in July 2023, bringing the customer’s total occupancy to 650,719 square feet. The parking lot expansion added 198 trailer stalls on a 10-acre wedge of land adjacent to rail track. Link Logistics delivered both expansions with minimal disruption to the customer’s business.
Link Logistics worked with the city to expand a water line leading to the property—a plus for nearby residents. And, along with the Greater High Desert Chamber of Commerce and the Manufacturer’s Council of the Inland Empire, the customer held a ribbon-cutting ceremony and open house to celebrate the culmination of a seamless process and a solution custom-built for the long term.
“Our focus is on delivering the best experience for our customers, and that includes building spaces to meet their specific needs. The overall outcome with this expansion was extremely beneficial to both parties, and it showcases Link Logistics’ competitive differentiators within the logistics real estate space. It’s nice to have customers that are growing and investing in California.”
Victorville attracts businesses looking to optimize their logistics and supply chain operations due to its central location and growing, skilled workforce. The area’s transportation infrastructure enables efficient access to Southern California’s more than 23 million residents and facilitates distribution to points north and east, including Nevada, Utah and Arizona.
Future installments of the Link Logistics Development Case Study Series will feature projects that showcase the firm’s strategic focus on developing best-in-class industrial facilities in prime locations.
