Link Logistics CEO Discusses AI-Driven Industrial Demand with Bloomberg TV and The Wall Street Journal
Link Logistics CEO Luke Petherbridge recently spoke with Bloomberg Television’s “Open Interest” and The Wall Street Journal about how artificial intelligence and the data centers powering it are creating new demand for industrial real estate.
During his Bloomberg appearance, Petherbridge discussed how Link Logistics views data centers as an important growth driver while also highlighting the enduring fundamentals supporting the industrial sector, particularly e-commerce.
Petherbridge noted that every gigawatt of data center construction generates approximately 2 million square feet of incremental industrial demand, with roughly 15 percent of Link Logistics’ new leasing activity over the past year tied to data center or data center-adjacent uses.
“It is this transformational investment happening all around the country, really flowing into not just the data center, but cooling towers, generators, manufacturing and all that sits in warehouses,” Petherbridge said.
Petherbridge shared similar insights with The Wall Street Journal, highlighting how Link Logistics’ portfolio is well positioned to support the broader ecosystem surrounding data center development. While data centers themselves are often located in more rural areas, the suppliers that manufacture and distribute critical infrastructure components frequently require locations closer to major population centers and labor pools.
“They don't need to be next to the data center,” Petherbridge told The Wall Street Journal. “They need to be around where their labor pool is, where they build the things, then put them on a truck and ship them off.”
The interviews underscored how AI-related investment is creating opportunities across multiple sectors of the economy and reinforcing demand for strategically located industrial real estate.
