Link Logistics CEO Talks Warehouse Demand, E-Commerce Growth and Leadership on "Leaning In” Podcast
Link Logistics CEO Luke Petherbridge recently joined Trademark Property Company chief executive officer Terry Montesi on the "Leaning In" Podcast to discuss the state of industrial real estate, the relationship between retail and logistics, and the leadership principles he has carried across multiple property sectors.
During the conversation, Petherbridge described a market that has worked through the supply wave of the last cycle and is now seeing demand build from several directions at once: continued e-commerce growth, domestic manufacturing reinvestment and spillover demand tied to data center development.
"Demand has normalized. There's been a lot of absorption. And what we're seeing right now is this multifaceted demand profile," Petherbridge said. "Demand feels good. Supply is in check."
He framed e-commerce growth as a long-running structural shift rather than a pandemic-driven spike, noting that faster delivery promises require physical infrastructure closer to the end consumer.
"This race for speed is insatiable," he said, pointing to the generational tailwind behind it: "If you look at the working population in a decade, 50% of them will have grown up with Amazon Prime. They learned to buy online."
Drawing on his background leading retail and residential platforms, Petherbridge described industrial and retail real estate as complementary rather than competing, with the strongest retailers solving for both stores and distribution networks.
The discussion also explored how Link Logistics applies data and insights across its portfolio, including through Field IQ, a tool that captures field-level conversations between property managers and customers, and aggregates them to surface market-level patterns. However, Petherbridge emphasized that technology is additive to the team, not a replacement for individual expertise. "The human in the loop is so important in all of this," he said.
On leadership, Petherbridge pointed to hiring outside the industrial vertical, making decisions faster and empowering regional leaders to run their businesses. "Our people are our most valuable asset," he said. "Not a building, not a development."
