Analyzing Industrial Real Estate Trends on Link Logistics’ Research & Analytics Team

New York City-based senior analyst Phoebe Cai, PhD, combines her deep expertise with data-driven insights to support Link Logistics' strategic decision-making across our industrial real estate portfolio. Read on to learn how her work with our Research & Analytics team helps us analyze market trends affecting warehouse and distribution center operations—and how she balances her analytical work with creative pursuits outside the office. 

What brought you to New York City?  

Phoebe: I relocated from Boston to New York City last year and currently work at Link Logistics’ headquarters there. I grew up just outside of Philadelphia. I love living in New York City because it has a much faster pace of life and provides access to delicious food. Plus, there’s always a lot to do. 

Tell us about your educational background and how it prepared you to work in industrial real estate. 

Phoebe: I have a PhD in Economics from Harvard University with a focus on labor and political economics. I wasn’t initially planning on attending graduate school, but after trying a few internships in the private sector and research internships with professors, I discovered I really enjoy the research side. That led me down the PhD path, and it’s been invaluable for analyzing the complex factors that impact industrial real estate markets.  

What does your role as a senior analyst on Link Logistics’ Research & Analytics team involve?   

Phoebe: Much of our work aligns directly with what I studied—particularly analyzing economic factors and their impact on the logistics real estate business. Recently, we worked on projects examining tariffs and labor supply near our warehouse properties, which ties into my academic background. The coding skills I developed during graduate school have also been essential for my role here at Link Logistics. 

How do you recharge outside of work?  

Phoebe: I enjoy being outdoors, especially hiking. I also love cooking and trying new recipes with friends. Beyond that, I like to paint, play board games and go to concerts.  

Are there any traditions or aspects of your heritage that are important to you? 

Phoebe: My family is from China, and I celebrate my culture through holidays like Lunar New Year and the Mid-Autumn Festival. Food is another big part of staying connected to my roots—I eat a lot of Chinese cuisine and particularly enjoy traditional vegetable dishes like bok choy. I'm hoping to plan a trip back soon—it would be really meaningful to reconnect and spend time there again.
