Bud Pharris on What Makes Orange County Real Estate Unique

Orange County stands apart in Southern California’s logistics real estate market. While many areas focus primarily on distribution, Orange County has a base of manufacturing, R&D, technology and life sciences businesses that fuel demand for industrial properties and warehouse space for rent.

Bud Pharris, Link Logistics’ senior managing director for the West Region, explained the difference in a LinkedIn video.

“Our investment strategy for the Orange County submarket is a little different than some of the other markets that we’re in,” Pharris said. “We see manufacturing, R&D, technology and life sciences companies thriving here in Orange County … We really don’t see that strata in other markets in Southern California.”

For businesses in these sectors, Link Logistics’ infill properties in Orange County provide flexible space designed for innovation and local distribution.

In another LinkedIn video, Pharris emphasized the firm’s broader approach: “We want to own, operate and build the best industrial facilities in the best submarkets with the best infill locations.”
