Matthew L. Ostrower, chief financial officer at Link Logistics, recently joined the inaugural episode of “Inside Industrial,” a Commercial Property Executive podcast hosted by associate editor Diana Firtea. Ostrower discussed how Link Logistics is leveraging insights from its proprietary data to navigate near-term market dynamics while positioning the firm for long-term growth.
Data Insights & Scale as Strategic Advantages
Ostrower emphasized how Link Logistics’ national portfolio and expansive data platform create competitive advantages that enable smarter decision making. Drawing on more than 20 billion data points, the company’s forecasting model helps predict rent trends, accelerate operational efficiency and inform leasing strategies.
“[We’re making] better decisions about where to invest, better decisions about how to lease something and better decisions about how to operate this huge portfolio that we have,” Ostrower said. “We are trying to build the company of the future and those are the three areas where we’re making the most innovations.”
Leveraging Data to Enhance Customer Experience
During the conversation, Ostrower noted how Link Logistics uses portfolio insights to enhance customer operations. One example is the firm’s Energy Solutions program, which leverages Link Logistics’ national scale to save enrolled customers time and money.
Development and Capital Allocation Strategy
Ostrower addressed development strategies in infill markets, where limited land availability and rising construction costs are constraining new supply. He explained how Link Logistics evaluates development and redevelopment projects to maintain its competitive edge.
“The rise of e-commerce and the need to be able to deliver very quickly to millions of households [is] driving location economics in our space and making location matter much more than it used to,” Ostrower said. “We believe we have the single best-located portfolio that you can assemble in the United States today.”
