Matthew I. Rand, managing director of Research & Analytics at Link Logistics, recently joined “The Industrial Real Estate Show,” a podcast that features expert insights on sector trends. Rand discussed the evolving macroeconomic environment and its impact on industrial real estate.
“It’s so complex and we don’t know how much of this will hold,” he said regarding tariffs recently announced by the White House. “There has been some frontloading of inventory. There could be some onshoring. We have seen, with the Inflation Reduction Act and the CHIPS Act, $500 billion in manufacturing projects announced over the past couple of years—and another $100 billion in projects since then—but those operations will take some time to come online.”
The conversation then shifted to Link Logistics’ proprietary, A.I.-powered analytics tool built by Rand’s Research & Analytics department to inform capital allocation decisions and support customers.
“Our model allows us to see around the corner and understand the world around us,” Rand said. “It takes in billions of data points focused on locations and building features to help us answer questions like, ‘What’s out there?’, ‘What’s the asset worth?’ and ‘Where do we think the opportunity is?’”
